D’ Sara Sentral is the latest residential cum commercial lot developed by Mah Sing Group. Located in the rapidly expanding luxury residential area of Sungai Buloh, this leasehold property is one of the many new projects Mah Sing Group is currently undertaking. This property will be an integrated space of serviced residence, SoVo (Smart Office, Virtual Office) suites and retail shops.

The serviced residence will take up four blocks in the property development. Residents will be able to benefit from various amenities such as restaurants, retail shopping outlets and offices located within a short distance. The retail shops will be modeled after the premium retail shopping outlet Nu Sentral in KL Sentral that is currently gaining waves with the KL and Selangor crowd. One would never have to travel such a distance from Sungai Buloh to experience KL’s shopping experience as the latest designer retailers and hip dining options would be just a walking distance away. In the meantime, retailers would not have to worry of the lack of customers with the presence of residents within the complex. The addition of SoVo’s in the building complex would be very conducive for residents interested in immediate business start-ups. It would also be beneficial for residents who wish to invest in commercial lots and keep an eye on them at the same time. Initially an industrial area with few residential properties, efforts by several developers began molding Sungai Buloh into a luxury residential area, keenly following the footsteps of its neighbor city Damansara. While close to the industrial area, the nearest factory is about 10 km away in Subang Bestari; therefore, residents do not have to worry about pollution or noise caused by industrial activity. This is in strict accordance to the guidelines set by the Malaysian Department of Environment (DOE) with a minimum buffer of 1 km from high risk industrial areas. The D’sara Sentral will be a midpoint to many amenities in the Sungai Buloh area – mainly the Sungai Buloh Hospital, Subang Airport, and various educational institutions such as SK Sungai Buloh, IGB International School and Help International School. The residence can be accessed via Guthrie Corridor Expressway, Federal highway, Elmina Highway, Selayang Kepong highway and NKVE highway. Additionally the upcoming Kampung Baru Sungai Buloh MRT station will be a mere 3 minutes’ walk away linked through a direct bridge from the property.

The building complex is made up of six blocks – consisting of four apartment blocks, one retail shopping centre and one SoVo suite space. The four residential blocks, SA1, SA2, SB1 and SB2 will each have 247 units with the exception of SB1 which will have 197 units. SA1 and SA2 will come with a pool, a prestige lawn that has a picnic lawn, gym, BBQ corner, gala seating, gym & yoga room, reflexology path, fruits & fragrance garden, Sakura Bloom Park and an adventure play place. SB1 & SB2 will come with an infinity pool, aqua gym, and a treasure play paradise encompassing a rope climbing area, Alphabet Park, outdoor gym, picnicking lawn, BBQ corner, games & yoga room, kindergarten and function rooms. The SoVo suites are offered in a limited amount with only 322 units in its 32 storey suite. They will come equipped with a Zen garden, gym, focal bonsai plants and meditating/yoga decks.

SA1 and SA2 will have units offering the option of Lanai or Balcony. The units range from a size of 809 sq ft to 1,136 sq ft with the larger units coming with additional parking bay and shower screens for the common bathrooms. SB1 and SB2 apartment will come in sizes ranging from 773 sq ft to 1,136 sq ft and 855 sq ft to 1,186 sq ft respectively. The most significant difference between both would be the dual key home concept in SB2 apartment. Most of the units in SB1 and SB2 will receive a complimentary  kitchen cabinet with sink, hood & hob, appliances, 2-in-1 washer dryer, air-conditioners (3-4 units), master bedroom wardrobe, shower screen & water heater and common bathroom shower screen & water heater. The SoVo suites will come in 3 layouts ranging from the smallest being 504 sq ft and the largest being 960 sq ft. The largest unit will have an additional parking bay, meeting room and a bathroom.

The serviced apartments are priced at a starting value of RM 630,000 to RM 890,000. Prized at RM 700 psf, Mah Sing is offering a 9% rebate as well as a 1% down payment scheme, with 1 year free maintenance fee. The SoVo suites are priced at a starting value of RM 390,000 to RM 680,000 while the retail units are priced between RM 1,100 to RM 1,500 per sq ft. The maintenance fee is set at the customary RM 0.35 per sq ft.
